More inventory can create pressure on homes that are not presented well or priced too aggressively. It also gives buyers more leverage to compare condition, location, outdoor space, parking, remodel quality, and proximity to the beach or harbor.
Homes Still Moved Quickly
Even with more homes available, the average days on market was 35 days, down 29% year over year. That is an important detail. It suggests that buyer demand remained active for the right properties, especially homes that were cleanly prepared, well photographed, and priced in line with recent comparable sales.
Pricing Remained Resilient
The average closed sales price in Huntington Beach was approximately $1.53 million in the second quarter of 2026. The median sales price was approximately $1.38 million, up about 3% year over year. Those numbers point to a market that has more supply, but not necessarily weak demand.
For sellers, the message is straightforward: a larger inventory pool means buyers will compare harder, but well-positioned homes can still perform. For buyers, the added selection may create more room to be strategic, especially when comparing neighborhoods and property condition.
