Newport Beach and Corona del Mar saw more inventory and a more selective buyer pace through the first half of 2026, making pricing, preparation, and micro-market strategy especially important.

Newport Beach and Corona del Mar remain two of Orange County’s most closely watched coastal markets, but the first half of 2026 showed a more selective environment than the fast-moving conditions buyers and sellers became used to in prior years. Inventory expanded, days on market moved higher in key luxury pockets, and pricing continued to depend heavily on location, view, condition, lot utility, and property presentation.

Newport Beach Inventory and Buyer Pace

Newport Beach finished the second quarter of 2026 with 352 active properties, a 22% increase from the same period one year earlier. That additional supply gives buyers more room to compare neighborhoods, property condition, and pricing. It also means sellers need sharper preparation before going live, especially when competing against updated homes, view properties, and well-positioned coastal inventory.

The average days on market reached 62 days, up 7% year over year. That does not mean demand disappeared. It means buyers are taking more time to evaluate value, especially in the upper price ranges where property differences can be substantial from one street or community to another.

Newport Beach Pricing

The average closed sales price in Newport Beach was approximately $5.19 million for the second quarter of 2026. The median sales price was approximately $3.85 million, down about 3% year over year. Those figures reinforce an important point: Newport Beach is not one single market. Harbor-front homes, Newport Coast-adjacent luxury inventory, Dover Shores, Balboa Island, Eastbluff, and beach-close properties can move very differently depending on scarcity and presentation.

Corona del Mar Inventory and Timing

Corona del Mar showed a more pronounced inventory shift, with 73 active properties in the second quarter, up 38% year over year. Buyers had more choices across village-close homes, coastal view properties, Flower Streets, Irvine Terrace, Cameo Shores, and Cameo Highlands. More selection creates opportunity for buyers, but it also raises the importance of careful comparison because condition, parking, outdoor living, and view quality still drive major value differences.

The average days on market in Corona del Mar was 73 days, up 30% year over year. In a market like Corona del Mar, that extra time often reflects pricing precision. Homes that feel turnkey, well-located, and emotionally compelling can still attract serious attention, while properties requiring work or priced ahead of the market may need more patience.

Corona del Mar Pricing

The average closed sales price in Corona del Mar was approximately $4.67 million during the second quarter of 2026. The median sales price was approximately $3.65 million, down about 14% year over year. Sellers should not read that as a blanket decline for every home. It may also reflect a changing mix of what sold. In Corona del Mar, the right pricing strategy still needs to be built around the closest comparable properties, finish level, views, outdoor space, and the lifestyle story of the home.

What This Means for Buyers and Sellers

For buyers, the first half of 2026 created more room to be thoughtful. More inventory and longer market times can create negotiating opportunities, but the best homes in the best locations still require confidence and speed.

For sellers, the market is rewarding accuracy. Pricing from broad averages is not enough in Newport Beach or Corona del Mar. The strongest strategy starts with micro-market analysis, then pairs that pricing with strong photography, video, presentation, and clear positioning around the home’s most valuable features.
